Routine Inspections — What to Expect

Routine inspections are a normal part of renting. Here's everything you need to know whether you're a tenant or a landlord.

For Tenants

How much notice will I receive?

Your property manager will provide you with written notice before conducting a routine inspection.

Do I need to be home?

No, you don't need to be home. Your property manager has the right to enter with proper notice whether you're present or not.

What should I prepare?

  • Ensure the property is clean and tidy
  • Gardens and lawns are maintained
  • Report any maintenance issues in advance
  • Remove trip hazards and clear access points
  • Ensure pets are secured or removed

What happens after the inspection?

You'll receive a report outlining the condition of the property. If there are any concerns, your property manager will contact you to discuss them.

For Landlords

Why are routine inspections important?

Routine inspections protect your investment by identifying maintenance issues early, ensuring the property is being cared for, and checking for any lease breaches.

What does our inspection cover?

  • Overall cleanliness and condition
  • Gardens, lawns and outdoor areas
  • Any damage beyond fair wear and tear
  • Unauthorised pets or occupants
  • Maintenance items requiring attention
  • Smoke alarm functionality

Will I receive a report?

Yes. After every inspection you'll receive a detailed written report with photos, highlighting the property's condition and any recommended actions.

How often are inspections conducted?

We conduct inspections every 3 months (up to the legal maximum of 4 per year), giving you regular peace of mind about your investment.

Have questions about an upcoming inspection or want to discuss your property?
